How does it work?
When a property listing settles with Sarah Chance Sales as the exclusive agent, vendors will be eligible to have the professional photography and online listing fees credited back to them from the final commission invoice.

Professional Photography
We use Virtual Lens for our professional real estate marketing photography. The Essential’s Package is $700 (ex GST). This includes up to twenty images, internal and external, including drone and standard shots. There is also a floorpan and a 3d virtual tour.
Premiere Listing - realestate.com
As an agent I pay a monthly subscription to real estate.com which enables my vendors to access a 'Premiere Listing'
realestate.com is the number 1 online marketing resource for real estate in Queensland. A premiere listing is an excellent way to showcase your property on this vital platform. Premiere listings typically receive more exposure than other listings, which can result in greater interest, increased traffic, and more potential buyers.
Can I keep my photos?
Yes. The professional photographs, floorplan etc belong to you. If for some reason you elect to take your property off the market or work with another agent you’ll be able to retain and use whichever of the images and files you wish to.
What will I need to pay upfront?
You’ll receive an invoice directly from the photographers for their services. You’ll need to pay this so we can proceed with the listing and get it up online.
You’ll also receive an invoice from Sarah Chance Sales for the realestate.com premiere listing subscription. This will vary from suburb to suburb and we’ll quote this for you prior to engaging.
What are the benefits for me as a vendor?
Fine Print - When won’t it apply?
These marketing costs will not be reimbursed if the sale ultimately settles without Sarah Chance Sales being the exclusive (sole) listing agent. For example, if after a period you sign a listing agreement with another agent or there is a conjunction (partnership) of agencies in the sale then the reimbursement will not be applied.
Marketing costs incurred outside (before or seperate) of an exclusive listing agreement with Sarah Chance Sales will also not be reimbursed. That is, if you’ve organised or been charged for services like photography or online real estate platforms with another agent or independently then these costs will not enter into this agreement.
Reimbursement will only apply to certain selected marketing activities, products and services that we approve and agree to with you (see below). Marketing costs incurred for additional, alternative options or above and beyond these select services will be bourn in full by the vendor.
Sarah Chance Sales reserves the right to select the suppliers, products and services for which this offer applies. In a nutshell this just means that I know there are some types of marketing that work well and some professional services and suppliers that I trust to provide these. I’m happy paying for these as part of the sale but don’t want to pay for services or suppliers I’m not fully confident in.
Vendors may of course elect to engage in additional or alternative marketing activities at their own cost and I will happily support this, advise and work with you.
