MARKETING COST REIMBURSEMENT
You deserve to sell your property at the highest possible price. That means you need professional presentation and maximum exposure. Sarah Chance Sales keeps this process affordable and risk-free by reimbursing marketing costs upon settlement.
HOW DOES THE REIMBURSEMENT WORK?
When your property successfully sells and settles with Sarah Chance Sales as the exclusive listing agent, you will be credited the entire cost of the pre-approved professional photography and online listing fees back to you, deducted directly from the final commission invoice. In effect, your marketing costs are free.
WHAT MARKETING COSTS ARE COVERED?
Sarah Chance Sales covers the two most critical components for a successful sale:
Professional Photography Package: To make your property shine, I will cover the 'Essentials Package' from Virtual Lens (currently $700 ex GST). This includes up to 20 high-quality images (internal, external, drone), a detailed floor plan, and a 3D virtual tour.
Realestate.com Premiere Listing: Realestate.com is the number 1 online platform for real estate in Queensland, and it's the best place to showcase your home to potential buyers. I will provide you with a Premiere Listing to make sure your home gets maximum exposure and generates as much interest as possible.
WHAT ARE THE MAIN BENEFITS FOR ME AS A VENDOR?
Cost Savings: I effectively take a reduced commission by covering these essential costs, making the sale of your home more affordable than with many other agencies.
Total Transparency: I do not abide by the industry practice of "up-selling" or marking up marketing costs. You see the true, invoiced cost and know exactly what you’re paying for. You Own the Images: Unlike many agents, the professional photographs, floor plan, and 3D tour belong entirely to you. You retain full control and use of all files, even if you decide to take the property off the market or use a different agent later on.
CAN I KEEP THE PHOTOS?
Absolutely. The photos and files belong to you. You are free to retain and use them as you wish, without any extra cost, regardless of the final outcome.
WHAT DO I NEED TO PAY FOR UPFRONT?
To get the ball rolling, two invoices will require upfront payment:
Photographer's Invoice: You will receive and pay the invoice directly from Virtual Lens for their services.
REALESTATE.COM Invoice: You will receive an invoice from Sarah Chance Sales for the 'Premiere Listing' subscription. The cost of this listing is variable by suburb, and I will provide you with a precise quote before you commit.
Remember: Both of these costs are fully reimbursed upon settlement.
THE FINE PRINT (WHEN DOES THE REIMBURSEMENT NOT APPLY?)
In honour of your commitment to sell with me, I will be happy to cover these essential marketing costs. However, the reimbursement does not apply to the following scenarios:
Non-Exclusive Listing: If the sale ultimately settles when Sarah Chance Sales is not the exclusive (sole) listing agent (e.g., if you switch agents or enter into a conjunction/partnership agreement with another agency).
Prior/External Marketing: Costs incurred outside of or prior to an exclusive listing agreement with Sarah Chance Sales (e.g., if you used a different agent or organized your own photography beforehand).
Additional Services: I will happily support and advise vendors who elect to purchase additional or alternative marketing activities at their own cost. However, the reimbursement only applies to selected marketing services that I have proven experience with (currently the Virtual Lens photography package and the realestate.com Premiere listing).
Unapproved Services: To ensure you are working with trusted, professional providers who I am confident will deliver the best sale outcome for you, Sarah Chance Sales reserves the right to select the suppliers and services for this offer.
